Rent is due on the 1st of the month and late after the 3rd day of the month. You will be charged a $150 late fee if Rent is not paid by the 4th of the month.
Deposits for an approved application are $200 for a 1 bedroom, $300 for a 2 bedroom and $400 for a 3 bedroom.
There is a $100 application per person (all occupants over the age of 18 must complete an application. There is also a one time $250 administrative fee that is due at the time you submit your application.

At Infinity Hammock Bay you are required to have renters insurance. You must have at least 100,000 in liability coverage and upload your Declaration Page into the resident portal for verification., If you do not submit your renters insurance policy or if your policy expires then you will be auto-enrolled in the community's master policy. The master policy is 13.00 per month however it does not cover personal property.
Yes, you can early terminate your lease. You are rent responsible for the entire month that your early termination is submitted. You will owe 2 months rent as a termination fee and all concessions must be paid back.
You are required a written 60 days notice to vacate.
We are currently offering 7-24 month lease. Leases from 7-11 months will be charged a $50 short term fee.

There is a $108.25 monthly fee that covers Valet Trash, Amenity / Community Fees & Pest Control.
Open parking is available at no cost. We also offer covered reserved parking for $40 per month and garages for $200 per month.
Leasing Process
On our website, go to Lease Now and select your favorite floor plan.
You will fill out an application for everyone over the age of 18. You will have the option to add parking, garages, pets, and a guarantor during this process.
Once the application is approved your leasing consultant will send you the lease to DocuSign. After the lease is signed your welcome letter and move in statement will be sent to you. This will outline everything that you will need to move in.
If you have added a Guarantor, they will be sent a separate email to fill out their application and sign the Guarantor Agreement.
We will then begin your screening process and communicate any further questions we may have.

Living at Infinity Hammock Bay
Rent can be paid through the Resident Portal. We accept e-check & credit/debit card. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office.
Your water, sewer & community gas will be billed to your account. We use use Billie to manage our utility billing. You will receive a bill each month from Billie with your usage breakdown. This amount will be applied to your account and paid with your monthly charges.
Our partner, Trash Butler, will pick up your trash Sunday to Thursday. Here’s how it works. You will set your provided trash can outside of your day as early as 6:00 PM. Your trash must be bagged and tied to be picked up. All boxes must be broken down. Trash cans need to be brought back into your unit by 9:00 AM.
Infinity Hammock Bay's maintenance team is here to help! If you have any maintenance concerns you may enter a request through your Resident Portal. We have also partnered with Happy Force who will immediately reach out to you for more troubleshooting and details on the maintenance request.
Our after-hours team is here for your maintenance emergencies. Emergencies include:
- Water leaks or overflowing water from a tub/shower/sink/appliance
- AC goes out and it is over 85 degrees outside
- Heater goes out and it is under 55 degrees outside
Please contact our office at 850.855.4422 and that will direct you to the property after hours team member for your emergency. Any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property.
Our pool is open from dawn to dusk, there is no swimming allowed after dusk however the rest of the pool deck is open until 9:00pm. You can enjoy our state-of-the-art fitness center 24 hours a day.
We love our furry residents! We understand your pets are part of your family, which means finding a home that welcomes all of you! You are required to register your pet(s) with petscreening.com prior to moving in. There is a $450 pet fee for 1 pet and an additional $200 is you have 2. There is also a $25 monthly pet rent per pet You are allowed 2 pets in your home. Please get in touch with the office at 850.855.4422 if you have any questions about our breed restrictions or any other pet policy.
We want all of our residents to enjoy their living experience throughout their time at Infinity Hammock Bay. We ask that our residents and their guests follow all Community Guidelines found in your lease including:
- No glass containers or pets in or near pools
- Proper use of amenities or common area spaces
- No smoking anywhere within the community
- Pets kept on a leash at all times
- Misuse of property safety equipment (fire extinguishers, exit signs, etc)
Yes, we do allow apartment transfers with an approved inspection of your current home. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that there is a $1,000 transfer fee if you are in the middle of your lease and $500 if you are at the end.
You will receive a red key fob upon picking up your keys on move in day. This will be used in the community for the pool, fitness center and package room. This fob will also allow you to access the amenities in Hammock Bay. Simply place the fob on the reader and wait for the light to turn green.
At Infinity Hammock Bay, we offer a package locker system for 24/7 package pick up access. You will register with Luxer.com. Delivery drivers will place your package in a locker and an access code will be texted to you. If a package will not fit in the lockers or the lockers are full, the package will be placed on the floor of the package room.
You will have a designated mailbox where your mail and smaller packages will be delivered.
Guests must park in guest parking located throughout the community to avoid being towed. If you have a overnight guest you will need to come to the office and get a temporary parking pass. Parking in front of the buildings is strictly reserved for residents only.
